Why Working Seniors Are Downsizing in Montgomery County (And What They're Looking For)

Home Office Space

Many working seniors still consult, manage a business, or work from home. They need a quiet space separated from the rest of the house — and high-speed internet is essential.

A bona fide home office space is more important than ever. If you're looking at condos, townhomes, or smaller single-family homes, make sure there's a dedicated room or area that can function as an office.

Low Maintenance

Working seniors don't want to spend their weekends mowing lawns, cleaning gutters, or dealing with home repairs. They want a property that takes care of itself — or at least requires minimal attention.

Condos, townhomes, and 55+ communities in Montgomery County often handle exterior maintenance, landscaping, and snow removal as part of the HOA. That's a major draw for this demographic.

Proximity to What Matters

Location matters more than square footage for working seniors. They want to be close to:

• Healthcare facilities and doctors' offices
• Restaurants and shopping
• Parks and walking trails
• Community resources and services
• Public transportation (Metro, bus lines)
• Co-working spaces (for those who need occasional office access)
• Dulles and BWI airports (for business travel)

In Montgomery County, communities like Bethesda, Rockville, Silver Spring, and Chevy Chase offer walkable access to many of these amenities.

Accessibility Features

As physical needs change, home features matter more:

• Walk-in showers with benches (not just tubs)
• Grab bars in bathrooms
• Non-slip flooring
• Lever-style door handles (easier than knobs)
• Wider doorways for potential mobility needs
• Main-floor living (no stairs)
• Easy garage access

These features don't have to make a home feel institutional. Modern design integrates accessibility beautifully — walk-in showers, open floor plans, and wide hallways are stylish and functional.

Simple Technology

Smart home technology can be a plus, but it needs to be simple. Working seniors don't want to manage five different apps to control their lights, thermostat, and security system.

If a home has smart features, they should be intuitive and easy to use. Complicated integrations are a turnoff, not a selling point.

Function over size

Show how each room can be used. If a den can work as a home office, highlight that.

Low maintenance

Emphasize what the buyer WON'T have to do — exterior maintenance, lawn care, snow removal.

Accessibility

If you've already added grab bars, walk-in showers, or lever handles, point them out. If you haven't, consider adding them before listing — they're inexpensive and highly valued.

Location

Walk to the Metro? Five minutes to a hospital? Close to restaurants? Lead with these features.

Condition

Working seniors don't want a project. They want move-in ready. Light updates (paint, flooring, lighting) go a long way.
