Your 90-Day Downsizing Plan, Week by Week | Marc Cormier, SRES

A Calm, Sequenced Plan

Your 90-Day Downsizing Plan: Week by Week

A 90-day plan works because it gives you one clear focus at a time: decide and declutter in month one, prepare and list in month two, move and transition in month three. It is a realistic pace for most downsizings, and it leaves room for interruptions, family help, and the honest truth that some weeks will move slower than others. You do not need to do it alone, and you do not need to be perfect.

How realistic is 90 days?

Ninety days is a working pace, not a promise. Homes sell on their own schedule, closings slip by a week, and holidays and family visits happen. The plan below is what to aim for, with the expectation that the timeline will bend and still work. If the pace feels tight, a coordinated team, a senior move manager, a stager, and a cleanout crew, will compress the same work into fewer weeks. And if ninety days feels like more room than you have, the 30-day plan covers the essentials with a faster rhythm.

Days 1-30

Month 1: Decide and Declutter

Make the Decision, Build the Team, and Start Light

The first month is about commitment and direction, not motion. If you decide the why and the where first, every later step speeds up.

1

Make the decision with a conversation

Sit down with the people who matter, your spouse, your adult children, your trusted advisors, and talk through the real reasons to downsize. A shared decision, or at least a shared understanding, makes every later step lighter. If the family is not yet on the same page, this is the week to hear each other out, not to push.

2

Choose your advisor team

You do not need every professional at once, and most people need only a few. Build the team that fits your situation: a Realtor who understands downsizing, an estate or moving planner for the heavy clearing, a senior move manager when the volume is large, and legal or financial advice if the estate, taxes, or mortgage questions come up. Marc's Downsizer Concierge coordinates exactly this trio of help, and his cost calculator helps you see the budget side early.

3

Start light decluttering, room by room

Begin in the places that do not touch daily life: guest rooms, attics, basements, and storage closets. One drawer or one shelf at a time is genuinely fine. The three-box method, keep, donate or sell, discard, keeps a clear head. If this is the hard part for you, you are completely normal, and a professional organizer or cleanout team can take the strain off.

4

Choose the next home type and area

Before the listing goes live, decide what you are moving toward: a ranch-style home, a condo, a townhome, or a 55-plus community, and in which county, Montgomery, Prince George's, or Howard. When you know the target, every touring weekend and every conversation with a lender sharpens. Getting this settled now is what keeps months two and three calm.

Days 31-60

Month 2: Prepare and List

Get the House List-Ready and Start Touring

Month two is when the house becomes a listing and the next home starts becoming real.

1

Finish the room-by-room sort and cleanout

The light decluttering becomes the real thing: every room, every closet, the basement, and the yard. Anything that is not moving with you gets a clear path: donate, sell, or haul away. If the volume is large, a cleanout crew can handle the heavy lifting and the removal in days instead of weeks.

2

Stage or clear the house

Empty rooms show size, and styled rooms show lifestyle; both sell better than cluttered lived-in space. Decide with your Realtor whether a full stage, a simple clear-out, or a light refresh suits the home and the market timing. This is the payoff for the decluttering month, and it is easier than you fear.

3

Photograph and list at the right price

Professional photos, an honest listing description, and a price based on what the market is doing are the listing trifecta. The price decision is a conversation, not a guess, and your Realtor shows you the evidence. On the day it goes live, the wait to sell, which can be short or long, is officially underway.

4

Tour next-home candidates in parallel

While the current home is market-ready, use the same weeks to tour the neighborhoods and layouts on your list. You are not committed, and you are not negotiating yet. You are simply discovering what the target home actually looks like, which sharpens your plan for month three and makes the eventual offer feel like a familiar decision, not a rush.

Days 61-90

Month 3: Move and Transition

Firm, Move, and Settle In

By month three the decisions are behind you and the logistics are in front. This is the month with the most moving parts and, with a good team, the fewest surprises.

1

Firm up the next home

Narrow the touring to the real candidate, and if the sale timeline calls for it, move on it. The goal is to have the next home under contract by the same point in the month, so the closing of the two deals can be coordinated. If the timing gaps, a flexible gap strategy is part of the plan, not an emergency.

2

Hire the movers

Book the moving crew early, with a buffer day built in. Local moves fill up fast in the busy seasons, and a wrong date costs more than a right one. A hybrid approach, movers handling the heavy bulk and your own people packing the personal items, is common and often the right fit for a downsizing move.

3

Transfer utilities and address

The electric, gas, water, internet, and postal changeovers take about an hour of phone time and save a week of frustration. Line them up before the move date so the new home is warm, lit, and wired the day you arrive.

4

Coordinate the closing

The sale and purchase closings, whether on the same day or a few days apart, need a checklist: funds, documents, keys, and a walkthrough on both sides. Your Realtor and the title team hold the thread, and your only job on the day is to sign and hand over the real keys.

5

Move, then unpack the essentials

The move is the summit of the 90 days, and it is also the beginning of a slower climb: unpack the essentials first, the bed, the kitchen, the bathroom, and let the rest wait. The boxes that sit for a month are allowed to move on, donate or sell what you did not actually need. That is how a downsized home truly starts.

A note on pacing and interruptions

This plan assumes a steady 90 days, and real life is rarely that tidy. A health appointment, a family visit, a holiday, a delayed closing: each one shifts a week, and none of them derail the plan. The structure still works if you hold the sequence, decision first, house second, move third, and give each step the week it actually needs. If a month evaporates, the concierge team compresses the work: professional sorting, staging, and move coordination are exactly the accelerators a slipping calendar needs.
