Three Different Tools, Not One Single Freeze
Property tax relief in Maryland is not one program. It is three distinct tools with different purposes, different agencies, and different timelines. Understanding the difference helps you know what to check.
1. The Maryland Homestead Credit
The Homestead Credit limits how much the taxable assessment of your principal residence can grow from year to year. It does not cap or freeze your home's market value, and it is not automatic: you apply once and the credit stays in place.
2. Senior and County Credits
Income-based credits, elderly credits and county senior credits can reduce the tax you actually pay when you meet each program's rules. The State Homeowners' Property Tax Credit is income-based. Montgomery, Prince George's and Howard Counties each run their own programs with their own deadlines.
3. The Assessment Appeal
An assessment appeal challenges the market value Maryland has placed on your property for tax purposes. The assessment itself is set by SDAT, and every homeowner has the right to review comparable sales and petition for a change during the appeal window.

Does this tool decide whether I qualify for anything?
No. This is an educational screening tool. It can tell you which programs may be worth investigating based on your answers, but final eligibility is determined by the government agency administering each program. Always verify current requirements and deadlines on the official agency page before applying.
What does "Last Verified" mean on each program?
Every program card shows the date Marc last checked the program against the official government page, currently August 27, 2026. Program status, income limits and deadlines can change, so the next review date is also shown on each card. The official agency page linked on each card is always the final authority.
Is the Maryland Homestead Credit the same as an assessment appeal?
No. The Homestead Credit limits growth in the taxable assessment of your principal residence from year to year. An assessment appeal challenges the market value SDAT assigned to your property. They are separate processes with separate applications, and you may review both.
What should I do if a program shows as closed or suspended?
Do not apply. Programs shown as APPLICATION CLOSED or SUSPENDED are not currently accepting applications. Check the official county or state page linked on the card for the next application period or for a status change.
Which counties does this tool cover?
The tool screens State of Maryland programs for every county, plus county-specific programs for Montgomery County, Prince George's County and Howard County. If your property is in another Maryland county, statewide programs still apply to you.
